This decision is based on our finding that:
The hearing was held on Wednesday, February 28, 2024.
Mark Demars, Appellant, was represented by Linda Demars at the hearing. Assessor Patti McLean was
present.
The Appellant provided three comparable sales ranging in value from $330,000 to $401,000. The Appellant
further testified that the condition of the home was not "good" and should be listed as "average" and not
"good" and the Assessor agreed to that change.
The Board found a preponderance of the evidence that the Assessor was in error.
Therefore, the Board overrules the assessed value and sets the value for the land at $152,495 and
improvements at $187,860 for a total of$340,355 for the subject parcel.

This decision is based on our finding that:
The hearing was held on Wednesday, February 28, 2024.
George & Rhoda Gage, Appellants, were present at the hearing. Assessor Patti McLean was present.
The Appellants testified there are several issues with the property which included no water access,poor
road conditions, and no electrical power. They also stated a murder occurred in their immediate
neighborhood and they were concerned about the safety issues.
The Assessor presented the fact that the assessed value had already been decremented 25% for the lack of
utilities, 25% for low and wet area, and 25% for inferior access. The cabin also carries a 25% decrement
for the unfinished condition.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$96,060 and improvements at $57,830 for a total of
$153,890 for the subject parcel.

On the petition, the Appellants provided four comparable sales ranging in value from $362,000 to $436,000.
The Board found a preponderance of evidence that the Assessor was in error.
Therefore, the Board overrules the assessed value and sets the value for the land at$41,575 and
improvements at $400,000 for a total of$441,575 for the subject parcel.
