This decision is based on our finding that:
The hearing was held on Tuesday, February 6, 2024, and continued to Wednesday, February 14, 2024.
Teresa Pressly, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, and
Assessor Patti McLean was present.
The Appellant provided four comparable sales ranging in value unadjusted from $2,000 to $75,000.
The Assessor provided three comparable sales, which the Board found to be most similar to the subject
parcel. These sales ranged in value, as adjusted, from $82,982 to $120,630. The value of the subject parcel
falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $93,410 and improvements at $0 for a total of
$93,410 for the subject parcel.

The hearing was held on Wednesday, February 14, 2024.
Kimberly Peterson, Appellant, was present at the hearing. Assessor Patti McLean was present.
The Assessor presented three comparable sales which ranged from $385,838 to $389,350.
The home was purchased in January 2023 by the Appellant for$265,000. After hearing the condition of the
home from the Appellant, the Board concurred that the purchase price reflected the value of the property.
The Board found a preponderance of the evidence that the Assessor was in error.
Therefore, the Board sets the value for the land at $34,635 and improvements at $230,365 for a total of
$265,000 for the subject parcel.

The hearing was held on Wednesday, February 14, 2024.
Scott Hilburn, Appellant, was present at the hearing. Assessor Patti McLean was present.
The Appellant provided three comparable sales within his neighborhood. The adjustments, however, were
too large for the board to consider.
The Assessor provided three comparable sales, as adjusted, ranging from $990,715 to $1,176,954. The
value of the subject parcel falls within this range. She further testified that the home is carrying a
depreciation factor of 29% or in the amount of$155,969.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $ 57,960 and improvements at $1,013,635 for a total
of$1,071,595 for the subject parcel.
