Jeanne Marcucci, Appellant, was present at the hearing. Assessor Patti McLean was present. The Appellant questioned the factors that were used in figuring the total value. The Assessor responded with an overview of the appraisal process. The Assessor provided three comparable sales with an indicated value range of$772,345 to $934,709. The value of the subject parcel falls below this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $203,355 and improvements at $560,415 for a total of $763,770 for the subject parcel. He also listed the repairs that were necessary for the 50-year-old home, to bring it up to average condition. The Assessor presented five comparable sales with an adjusted value range of$982,510 to $1,704,1 14. The value of the subject parcel falls at the lower end of this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $306,705 and improvements at $789,255 for a total of $1,095,960 for the subject parcel.
