General Notes Energy Code
1. All construction to conform to the Uniform .Building Code (UBC), local codes, state codes,
and the Washington State Energy Code.
2. All footings to bear on firm, undisturbed soil capable of supporting 2000 psf perman-
ently.
A11 footings to be minimum 12" below finish grade.
4. All concrete to test 2500 psi in 28 days.
5. Unless otherwise noted the following grades of framing lumber shall be used
- 4 x beams shall be No. 2 grade Douglas fir - larch
- 6 x beams shall be No. 1 grade Douglas fir - larch
- Glu-lam beams shall be combination 20f grade
- Floor and roof joists and rafters shall be No. 2 grade Hem -fir
Unless otherwise shown headers shall be 4x8 No. 2 DF-L.
Roof trusses shall be factory engineered for 25 lbs. live load and 12 lbs. dead load on
the top cord.
8. All wood in contact with concrete shall be pressure treated.
9. Deck posts, beams, joists and decking shall be pressure treated.
10. All plywood and application to be in accordance with American Plywood Association stan-
dards.
11. Install solid, full height blocking at all bearing points at joists and rafters.
12. Unless shown otherwise provide an 18"x30" crawl space access as determined by site condi-
tions. Provide a metal areaway if required.
13. Provide 22"x30" attic access in location indicated or as required by code.
14. Guardrail height shall be 3'-0" high, handrail height shall be 2'-8". Handrail required
on all stairs or ramps. Guardrails required on all landings and decks. Picket spacing
on guardrails to be 7" on center (maximum 6" clear).
15` Siair_xiser height shall be maximum 7"; Teats shill ae minf"inum 10". 16. Install insulation deflectors in attic at soffit vents to assure proper ventilation.
17. Provide sheet metal flashing as required for a water tight job.
18. Plumb hot water heater P&T valve to exterior.
19. Bathrooms shall be provided with exhaust fans capable of providing ten air changes per
hour.
20. Install 110 volt smoke detector in each classroom.
21. All electrical work shall conform to the National Electrical Code. State of Washington
Electrical Code and local codes.
22. Plumbing and mechanical work (heating) shall conform to all national, state and local
codes.
23. The live loads used for this project are 40 psf floor live load and 25 psf roof snow
load.

1 Insulation and vapor barriers:

F. Wall and floor insulation shall have a kraft paper or foil vapor barrier.
G. Ceiling insulation shall he batts or loose [ill insulation.
H. Install a 6 mil "loisqueen" vapor barrier on the top of the ground in the
crawl space or below the floor slab.
2. Windows:
Unless otherwise noted, windows shall be Class 60 windows ppr Washington State
Energy Code.
3. Doors:
Unless otherwise noted exterior doors shall have a maximum U value of 0.144 and
an infiltration rate of .03 CFM per lineal foot, to conform to the Washington
State Energy Code.
4 Air Leakage:
Caulk. weather-strip or gasket around all windows. exterior doors, utility
penetrations and other penetrations to limit air infiltration.
5. Heating System:
Heat pumps and furnaces. and their installation, shall conform to the Energy
Code.
6. Method of Conformance:
A. Chapter 4 of the Washington State Energy Code.

C. Space heat type:
