The Appellant presented four comparable sales ranging in value from $370,000 to $456,000. The dates of sales were not provided; therefore, the Board did not consider these sales. The Assessor did not provide comparable sales as the sales price of$699,000 was higher than the assessed value of$557,395. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $105,290 and improvements at$452,105 for a total of $557,395 for the subject parcel. The Assessor testified that an error was corrected during the appeal period and a corrected notice of value set the assessed value at $800,620. The Assessor provided three comparable sales with an indicated value range of$856,558 to $1,181,378. The value of the subject parcel falls below this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $67,330 and improvements at$733,290 for a total of $800,620 for the subject parcel.
