Joseph& Judy O'Donnoghue, Appellants, were present at the hearing. Assessor Patti McLean was present.
The Appellant questioned the lot size of the subject parcel.
The Assessor promised the Appellant that additional information would be forthcoming regarding this
parcel.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $105,895 and improvements at $0 for a total of
$105,895 for the subject parcel.

The Appellant presented three comparable sales, on their petition, with an indicated value range of
$454,948 to $779,724, two of which were not in close proximity to the subject parcel and therefore
disregarded.
The Assessor presented six comparable sales, three of which were provided by the Appellant and three
additional comparable sales within the subject neighborhood. The indicated value range was $739,834 to
$807,615. The value of the subject parcel falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$204,725 and improvements at $592,070 for a total of
$796,795 for the subject parcel.

The Appellant presented three comparable sales, on their petition, with an indicated value range of
$830,505 to $2,954,418.
The Assessor presented six comparable sales, three of which were provided by the Appellant and three
additional comparable sales within the subject neighborhood. The indicated value range was $1,658,025 to
$2,326,726. The value of the subject parcel falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$223,535 and improvements at $1,673,810 for a total
of$1,897,345 for the subject parcel.
