Gerald& Susan Banks, Appellant, were not present at the hearing. Assessor Patti McLean was present. The Appellant provided two comparable sales and noted the Red Fin estimate of value is not the same as the mass appraisal system which is an acceptable practice used by the County Assessor. The Assessor provided five comparable sales, including the two Appellant provided sales. These sales range in value from $627,895 to $696,637. The value of the subject parcel falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $ 89,065 and improvements at $607,425 for a total of $696,490 for the subject parcel.
