This decision is based on our finding that:
The hearing was held on Wednesday, December 27, 2023.
The Appellant Anderson Revocable Trust was represented by Paul Anderson, Trustee, at the hearing.
IdaMae Jensen, Assessor's Representative and Assessor Patti McLean, were present.
The Appellant presented three comparable sales; however, two of the sales were from 2023 and one sale
was not on the open market and not in the immediate neighborhood. He further testified that the value of
the home does not support the 2023 assessed value of the property.
The Assessor presented four comparable sales ranging in value from $510,118 to $892,529. The highest
sale was disregarded due to a math error.
With the removal of one comparable sale, the Board re-evaluated the remaining comparable sales to support
a reduced value.
Therefore, the Board sustains the value for the land at$233,595 and improvements at $391,405 for a total of
$625,000 for the subject parcel.
