All construction must be in conformance with the international codes as amended and adopted by Mason County. Roof coverings shall be applied in accordance with the applicable provisions of the current code and the manufacturer's installation instructions. Occupancy is limited to the approved and permitted classification. Any non-approved change of use or occupancy would result in permit revocation. * The use, handling and storage of hazardous materials or flammable and combustible liquids in excess of 10 gallons is not allowed without the approval of the Mason County Fire Marshal. * The foundation/footing must be placed on undisturbed, firm-native soil. Proper frost depth shall be observed below grade in undisturbed soils. * Concrete encased grounding electrodes must be installed and used at each new building or structure that is built upon a permanent concrete foundation. In Mason County the electrical code is regulated by Washington State Department of Labor & Industries (L&I). For more information contact L&I for additional information. In Olympia call (360)902-6350 and in Bremerton call (360)415- 4000. * Retaining walls needed to support a surcharge such as structures, roads, or to support slopes, shall require a separate building permit and approval prior to construction of the retaining wall. * The stamped approved site plan is required to be on-site for inspection purposes. The Building Official may grant a one time extention of 180 days, upon the receipt of a written extension request prior to permit expiration. Letter must indicating that circumstances beyond the control of the permit holder preventing action from being taken. No more than one extension may be granted. * The international code requires a fire apparatus access road for every facility, building, or portion of a building that is more than 150'from an approved access road. Roads are required to meet the minimum Mason County Fire Marshal standards for Fire Apparatus Access Roads up to the point where such roads connect with a county maintained public road or to another fire apparatus access road which connects to a county maintained public road. * Pressure treated wood manufactured after January 1, 2004 may contain high concentrations of copper which could quickly corrode metal fasteners, connectors, and flashing. The majority of the lot is forested with trees and other native vegetation. it has a previously improved gravel driveway and a sizable clearing. Trees and other vegetation will remain along the driveway and the perimeter of the proposed building site with approximately 135 ft deep of untouched forest to the rear of the proposed structure. The driveway is currently approximately 102 feet in length by 24 feet in width, which is 2448 of impervious surface, the parking turn around area would be 80 feet in length by 68 in width, which equates to 5440 square feet of impervious surface and the proposed building site is 50 feet in length by 40 feet in width, or 2000 square feet of impervious surface for a combined approximate total of 9888 square feet which falls within the limits for small parcel drainage review. d d1rou g ii,tie etation. The proposed area for construction and parking area is relatively flat. Run off from this area can be allowed to sheet flow to the NW side of the driveway towards the gradual slope. The lover portion of the driveway has a gradual slope as well. This should prevent water from running out of the driveway and into the road. There is also a large drainage ditch and culvert where water flows to. in order to prevent erosion and trap sediments trithin the protect site, the following Best Management Practices (BMPs) will be used approximately as shown on the Erosion and Sediment Control (ESC). • Clearing limits will be marked by fencing or other means like ribbon on the ground. • The driveway was previously graveled. Dispersion trenches shall be placed according to flow control requirements. Areas accepting sheet flow from the parking area (that are not being left in native vegetation)will be mulched. • Water will not be allowed to point discharge onto the slopes. A rock-lined ditch will intercept and direct water from the steeper portions of the driveway. • Mulch will be spread over the all cleared areas of the site when they are not being worked.
