Included are recommendations to address the concerns. Item 1: Footings must meet the 12"frost depth. We recommend sealing the cold joint between the existing slab and new foundation with Apoc 365 Eterna-Flash®(an all weather rubberized flashing cement designed for many applications including below-grade damp-proofing) and then backfilling to at least 12" up the foundation. If an alternative sealing compound is desired to be used in place of the product specified above, please contact Ek Engineering for approval. Item 2: Provide engineering approval for footings placed on existing slab. Current conditions will create a cold joint and won't comply with note on approved plans regarding footings being on native soil. I've reviewed pictures of the as-formed footings and I understand there are several dowels from the existing slab up into the new foundation. 1 certify this is adequate without modification. Included are recommendations to address the concerns. Item 2: Vaulted gable wall must be balloon framed per truss engineering. 1RC 602. Studs must be continuous from bottom plate to top plate. Studs have been spliced. Replace spliced studs. As-built, the wall was rake framed with an incorrect pitch and thus the studs are not full height. Instead, the studs stop at varying distances from the top plates (a maximum of about 15"), and a second short stud has been installed alongside the originals. The second studs begin at the 8' plate level and extend up to the wall top plates; these studs overlap the originals. Based on my recommendation, these sistered studs have been stitch nailed with two rows of 16D sinkers at 6" on center. Each row is located 1" in from the face of the studs. I have reviewed pictures of this completed work, and I certify this is an adequate substitute for full-height studs in this instance. Item 3: Staples have been used instead of nails. Per engineer's general notes, staples must be 3" on center at edges and 6"on center in the field. Crown of staples must be parallel to edges of panels. Re-staple areas on wall and roof sheathing where these requirements have not been met. Due to the size and shape of this house, including the low pitched roof, the lateral loads on the roof diaphragm and shear walls are minimal. Therefore, the concern of staple legs tearing out on panel edges under high loading is low, and I certify this is adequate without modification. If you have any questions, please call 360-687-7668. Can we also request that you inspect the cold-joint seal at the foundation this Thursday as well? This is in reference to item#1 on the "Sterling Review" letter attached.The sealer was applied twice, 30 days apart. Please also see the below correspondence for a refresher.
