General Notes
1. These notes are general in nature and do not set out all code requirements. It is the responsibility of the
Builder to be familiar with the requirements of the codes.
2. All construction to conform to the current Building Code, local codes, state codes, the Washington
State Energy Code, and the Washington State Ventilation Code.
3. All footing to bear on firm, undisturbed soil, capable of supporting 1,500 psf permanently.
4. All footings to be minimum 12" below finish grade for single story areas and 18" below finish grade for two
story areas.
5. All concrete to test 2,500 psi in 28 days.
6. Provide anchor bolts with 3" x 3" x 1/4" bearing plate washers at 4'-0" on center. No less than 2 per
each section of mud sill and within 12" of each mud sill end. Conform to the International Residential Code.
7. Unless otherwise noted, the following grades of framing lumber shall be used:
- 4 x beams shall be No. 2 grade Douglas fir -larch
- 6 x beams shall be No. 1 grade Douglas fir -larch
- Glu-lam beams shall be combination 20f, V4 grade (20f, V8 grade if cantilevered)
- Floor and roof joist and rafters shall be No. 2 grade hem -fir or Douglas fir -larch
- Studs in shear walls and studs connected to holdowns shall be No. 2 Douglas fir -larch
- Studs shall be stud grade or No. 2 nem-fir or Douglas fir -larch
8. Unless otherwise shown, headers over exterior openings and over openings in interior bearing walls shall
be 4x8 No. 2 Douglas fir -larch.
9. All metal connectors shown on the drawings shall be Simpson Strong -tie Connectors, unless otherwise
noted. Use only approved connectors for treated materials.
10. Design Loads:
Roof Live Load: 25 psf (snow)
Roof Dead Load: 15 psf (20 psf if roof tile)
Floor Live Load: 40 psf
Floor Dead Load: 12 psf
Floor Partition Load: 10 psf
Deck Total Load: 62 psf
11. Deck posts, beams, joists and decking shall be pressure treated, all purpose outdoor wood or of naturally
rot resistant species. Contractor to verify that the material or finish on hangers and/or connectors are
compatible with treated wood for decks.
12. All plywood and oriented strand board (OSB) and application to be in accordance with American Plywood
Association standards and the International Residential Code.
13. Install solid, full depth blocking at all bearing points at joists and rafters.
14. Provide solid fireblocking around tubs and showers.
15. Unless shown otherwise, provide a 30"x18" crawlspace access. Location as determined by site conditions.
16. Provide 22"x30" attic access (if applicable) in location indicated- or as required by code.
17. Guardrail height shall be 3'-0" high. Handrail height shall be 3'-0". Handrail required on all stairs with four
risers or more. Guardrails required on all landings and decks more than 30" above grade. Picket spacing
on guardrails to be maximum 4" clear.
18. Stair riser height shall be maximum 7 3/44".. �,. shall be minimum 10". Stairway wir-h shall be minimum 36
19. Chimneys, woodstoves, and fireplaces, and their installation, shall conform to the current 3uilding Code.
Provide seismic bracing for chimneys per code. Owner shall provide Contractor with chimney and
woodstove specifications and setbacks.
20. All windows shall be horizontal sliders unless otherwise shown.
21. Each bedroom shall have one egress window or door conforming to the current Building Code.
22. All windows within a 24" radius of a door, or closer than 18" to the floor, or within 60" of the bottom
of a stairway must be safety glass.
23. Provide sheet metal flashing as required for a water tight job.
24. Plumb water neater P&T valve to exterior.
25. Install 110 volt smoke detector with battery backup in each sleeping room, each corridor giving access to
sleeping rooms, and one on each level not containing sleeping rooms. Interconnect all smoke detectors.
26. All electrical work shall conform to the National Electrical Code, State of Washington Electrical Code and
local codes.
27. Plumbing and mechanical work (heating) shall conform to notional, state, and local codes
28. All hose bibbs shall have an approved vacuum breaker.
�29. Install a 6 mil polyethylene vapor barrier on the top of the ground in the crawlspace.
30. Caulk, weatherstrip, or gasket around all windows, exterior doors, utility penetrations, etc. to limit air
infiltration per Washington State Energy Code. Install flashing where required by code.
31. Install insulation deflectors in attic at soffit vents to assure proper ventilation.
32. All windows shall have Low-E glass and Argon gas unless otherwise noted. See WSEC/VIAQ
Compliance form for further information prior to ordering windows.
33. Heat pumps and furnaces, and their installation, shall conform to the Mechanical Code and the Energy
Code.
34. Provide dryer vent to exterior.
35. Owner or Contractor shall supply manufacturer, model number and sizes of heaters or furnace to Building
Department.
36. Owner or Contractor shall supply bathroom, utility, and kitchen fan manufacturer and model number to the
Building Department.
Whole house ventilation fan snail be controlled by a timer switch or dehumidifier control with a manual
override switch.
38. All exhaust ducts shall conform to the Energy Code for diameter, ength of run and number of elbows.
Insulate to a minimum of R-4.
39. Provide tested outdoor air inlets of minimum of 4 square inch in each living area, sleeping area, cooking
area and eating area. Inlets may be integrated with window frames or through -the -wall vents. Indicated
on plan as Ov .
40. The Architect is not responsible for site conditions. This includes soil bearing capacities, slopes, surface
or subsurface water conditions or any other surface or subsurface conditions. Buildings are designed with
as assumed soil bearing capacity of 1,500 psf. Notify Architect o' any site deficiencies encountered.
