General Notes
THESE DRAWINGS ARE GENERAL AND ALL NOTES MAY NOT APPLY TO THIS PROJECT. SEE
DRAWINGS FOR SPECIFIC REQUIREMENTS.
1. These notes are general in nature and do not set out all code requirements. It is the responsibility of the
contractor to be familiar with the requirements of the codes.
2. All construction to conform to the 2015 International Building Code (IBC), local codes, state codes and
the 2015 Washington State Energy Code.
3. No footings shall be placed on fill unless specifically allowed by the architect or structural engineer.
4. All footings to be minimum 12" below finish grade
5. Provide 5/8" diameter anchor bolts with 3"x3"x1/4" bearing plate washers at 6'-0" on center. No less than
2 per each section of mud sill and within 12" of each mud sill end. Unless shown otherwise on Structural
drawings.
6. Unless otherwise noted, the following grades of framing lumber shall be used:
- 4 x beams shall be No. 2 or better Douglas fir -larch
- 6 x beams shall be No. 1 grade Douglas fir -larch
- GIu-lam beams shall be combination 24f, V4 grade (24f, V8 grade if cantilevered)
- Floor and roof joist and rafters shall be No. 2 grade hem -fir or Douglas fir -larch unless otherwise noted
- Studs in shear walls and studs connected to holdowns shall be No. 2 Douglas fir -larch
- Studs shall be stud grade or No. 2 hem -fir, Douglas fir -larch, or SPF
7. Unless otherwise shown, headers over exterior openings and over openings in interior bearing walls shall
be 4x10 No. 2 or better Douglas fir -larch.

9. Deck posts, beams, joists, exterior stair framing and all railing members shall be of approved naturally durable
species or pressure preservative treated wood. Contractor to verify that the material or finish on hangers and/or
connectors are compatible with treated wood for decks, treated sill plates, etc.
10. All plywood and oriented stand board (OSB) and application to be in accordance with American Plywood
Association standards and the current International Building Code.
11. Provide sheet metal flashing as required for a water tight job including at all window and exterior door heads.
Conform to details in the SMACNA Sheet Metal Manual.
12. All metal connectors shown on the drawings shall be Simpson Strong -tie Connectors, unless otherwise
noted. Use only approved connectors for treated materials.
13. All electrical work shall conform to the National Electrical Code, State of Washington Electrical Code and
local codes.
14. Caulk, weatherstrip or gasket around all windows, exterior doors, utility penetrations, etc. to limit air
infiltration per Washington State Energy Code and IBC. Provide flashing at top per SMACNA Sheet Metal
Manual.
15. The architect is not responsible for site conditions. This includes soil bearing capacities, slopes, surface or
subsurface water conditions or any other subsurface conditions. Notify architect of any deficiencies
encountered.
16. Provide the following in order to conform to the Energy Credit requirements of the Washington State Energy
