'Redevelopment means,on an already developed site, the creation or addition of impervious surfaces, structural development including construction, installation or expansion of a building or other structure, and/or replacement of impervious surface that is not part of a routine maintenance activity, and land disturbing activities associated with structural or impervious redevelopment. 'Common impervious surfaces include, but are not limited to,rooftops, walkways, patios, driveways, parking lots or storage areas, concrete or asphalt paving, gravel roads, packed earthen materials, and oiled, macadam or other surfaces which similarly impede the natural infiltration of stormwater. Alder Stree This site is located south of Allyn on a .23 acre waterfront lot.The lot was c eare by the previous owner and is currently overridden by invasive blackberries which are very thick on the back half of the lot closest to the water. There are no trees or other native vegetation left on the property. There is a gentle northeasterly slope from the road to the water. The access driveway will traverse a slope of 8 percent from the edge of E Grapeview Loop Road to the entrance of the garage. The driveway will be 12 feet wide and 38 feet long (456 square feet)with an adjoining parking area of 10x20(200 square feet), as a northwesterly offshoot of the driveway- both comprised of gravel. There is an existing 6x8 (48 square feet) well house to the northeast of the parking area; 33 feet from the property line abutting E Grapeview Loop Road. The home will be built in an area where the slope is approximately 6 percent; the remainder of the slope down to the waterfront bank is 5 percent. The top of the bank to the high-water mark is an average of a 33 percent slope. The impervious area of the home is 1490 square feet. The total improved impervious surface area for the !ot is 2257 square feet. This includes 1490 square feet for the home,48 square feet for the well house,456 square feet for the driveway, 200 square feet for the parking area and 63 square feet for the gravel sidewalk. All stormwater flows will be dispersed through vegetation. To avoid saturating soils near the foundation of the house, roof runoff will be directed through downspout extensions and splash pads. The home will be connected to the existing grinder pump sewer system. Other than where the top of the bank goes down to the high-water mark, the remaining entirety of the property has a very gentle slope and will not require specific run off mitigation measures other than what has been described above. Extending from the house to the top of the waterfront bank, there will be a 70 foot or greater vegetative buffer on a gentle slope which will serve as a natural stormwater mitigation feature. This area is currently overridden with dense invasive blackberries. We will remove the blackberries and replace with approved native plants. To prevent erosion and trap sediments within the project site, the following Best Management Practices (BMPs)will be used approximately as shown on the Erosion and Sediment Control (ESC) plan: • Clearing limits will be marked by fencing, stakes, or other means (ribbons)on the ground. • The driveway will be constructed and graveled immediately. This area is of gentle slope.Areas accepting sheet flow from the driveway and parking area will be mulched. • All stormwater flow on the property, given the slope direction of the property, will not venture onto neighboring properties. • There are no wetlands on this property; however, the northwest section of the property abuts Case Inlet. • Silt fencing will be placed at the !ower elevation edge of the property at the top of the bank, abutting Case Inlet. • Invasive blackberries will be removed from the top of the bank to the common line. Once removed, that area will be mulched.lust past the common line on the waterfront side and below the construction area, we will lay a thick line of straw mulch along the width of the property. • Mulch will be spread over all cleared areas of the site when they are not being worked. Mulch will consist of air-dried straw and other organic materials. W ftbs oa o6ti i a N c X1a O71 1T U/) o j_o „odsu,00 • 'P/N 39 3, F?ms p9 AD f:sa wo.)
