As shown in the above referenced drawings, you have proposed to retain the gravel path from your development lot to Tacoma Power property. Your existing path ranges from 5-20 feet in width. Per Appendix B Section 9 of the SUSPG, paths no more than 5 feet in width are allowed. The existing path can be permitted as a Prior Existing Use per Section 4.4 of the SUSPG with the conditions noted below. Conditions: a. As shown in the above referenced drawings, you have proposed to retain your existing rockery fire pit which has been filled and is used as a planter. The firepit/planter is 40 inches in internal diameter. Conditions: a. If the firepit/planter is ever used as a fir pit in the future then the internal diameter must be reduced to no more than 36 inches and comply with Section 3.4 of the SUSPG. b. As shown in the above referenced drawings, you have proposed to replace the existing fixed pier, ramp and float with a new fixed pier, ramp and float that will meet all regulatory and acoma Power requirements. The existing eight pilings set in concrete footings are in good condition and will be reused. The proposed replacement dock structure meets the conditions of Appendix B, Section 2 of the SUSPG. 5. Conditions: Existing mooring buoy must be converted to a mooring buoy alternative as shown in the enclosed diagrams or be removed in its entirety. 6. Debris. To be removed. All debris and abandoned materials located on Tacoma Power's property waterward of 742 feet elevation and on the lakebed fronting your development lot must be removed and disposed at an appropriate upland facility. Tacoma retains a 10-foot lateral strip on the development lots adjacent to the 742-foot elevation boundary. Any permanent structures or fill in this area must be approved by Tacoma. You have wood steps located in the 10-foot lateral easement area. Next Steps for Applicant: 8. Requlatory Permits. Required. You must obtain regulatory permits from Mason County, the Washington Department of Fish and Wildlife for your proposed project and an after-the- fact permit from the US Army Corps of Engineers for the existing concrete piling footings. Enclosed please find a letter from Tacoma Power, the landowner, allowing you to proceed with regulatory permitting for your over-all project. Per Section 1 of the SUSPG, copies of the necessary regulatory permits are required before Tacoma Power can issue a short-term license for construction or the subsequent SUP. Once obtained, please provide copies of the required permits to Tacoma Power to satisfy this requirement. If necessary, Tacoma's allowable use requirements will be modified to reflect the most stringent requirement of the other agencies. Next Steps for Tacoma Power: 9. Cultural Resources Survey. Required. A Cul ural Resources Survey (CRS) is required for the historical ground disturbance that occurred when the structures were initially constructed. An Applicant for shoreline uses is equired to pay for the cost of the CRS. To protect inspection result confidentiality Tacoma Power will employ a consulting archaeologist directly; however, the Applicant pays Tacoma Power a cultural resource inspection deposit to secure these services. Once your application is received and approved by Tacoma Power, our Cultural Resource Coordinator will request our consultant provide a cost estimate for the required survey. Prior to Tacoma scheduling the survey you will be provided the estimate of the cost for the survey/report and you will be required to submit a deposit to cover the estimated cost. The CRS's are scheduled as the lake level, weather and consulting archaeologist availability allow. Results of the CRS are used to determine if Tacoma Power can authorize the proposed/existing uses and if any special conditions are necessary to protect cultural resources. If the CRS findings show the propo d project or existing uses may have affected cultural resources, Tacoma Power ma deny the Permit or work with the Applicant to revise the design to avoid an effect to the resource, if possible. After the CRS is complete, you will receive a copy of the billing, summary of the findings and a refund of any unused funds. Please see section 6.2 of the SUSPG for more information. Do not do any work waterward of 742 feet elevation without written approval from Tacoma Power. 10. Short-term License. Required. After you have provided copies of the required regulatory permits, and the CRS is complete, Tacoma Power will issue you a short-term license to perform the work described above.
