This property has been used as forest land with no development. The property owner wounts to develope this property. In order to do the assessment to this property l re viewed se veral resources and found that the property had a N/F stream and hydric soils mapped on the property . At that time / did a on site assessment of the property to test for wetland habitat on or with in 300 feet of the property . The property was mostly undisturbed vegetation so l took my samples of the soils and vegetation in the wetland area on the north end of the property. S/TEA DDRESS AND DESCR/PION The site is located at 0 E Agate Rd, Shelton WA and in section 14 township 20N range 03W This property has a Mason County parcel number of 32014-32- 90110. This site is slope 2-5% to the north end of property. It is a 45. 99 acre parcel used as forest land and use code of[88 Resource-Designated Forest Land/ and the surrounding sites are eitherAg land, Forest land or single family residence. ASSESSMENT METHOD The assessment was done by usen the following ,books and web sites. The 2017 Pocket Guide To Hydric Soil Field Indicators The Munsell 1994 Edition Book Wetland Plants of the Western Washington & North western Oregon The 2016 Army Corp. Plant Index for the Western Mountains, Valleys.and Coast Region. Lewis County Parcel Maps USDA Web Soil Survey Washington DNR Wetlands of High Conservation Value Map When doing a wetland assessment the property must have the three parameters met within 300 feet to be considered a wetlands ,but if it dose not meet one of the parameters it is not considered to .be a wet/and. ABC SEPTIC DESIGN &WETLANDS Don Haviland Wetland Education and Certification Wetland Training Institute August 2018 completed training based in part on the U.S Army Corps ofEnginees Wetland Delineation Manual Technical Report Y 87-1{1987Manual] as provided for in the training materials developed in conjunction with Section 307/e} of the Water Resources Development Act of 1990 for the Wetland Delineator Certification Program November 2019 completed training course Demystifying Wetland and In-Water Permitting in Washington State including Washington rating form,Sepa,Jarpa. October 2020 compeleted training course Using the Washington State Wetland Rating System 2014 in Western Washington from Coastal Training Program. I also consult with two retired wetlands delinators both with over 15 years of wetland experience. We have done both onsite for the first few assessments and since over the phone and Emails.I have been studying soils with a septic designer with 25 years experience since 2008,for the designing and installing of onsite septic systems. I passed my state designers test on 10-4-2019. PARAMETER #1 I/EGETATION Wetland vegetation is classified into five statuses and they are listed below OBL-Obligate Wetland=Highly likely to be in wet/a17d habitat >99% FA CW-Facultati ve Wetland=Most likely to be in wetland habitat 67-99% FA C-Facultative=can be in a wetland habitat 34-66% FACU-Facultative Upland=can be in a wetland habitat but will most of the time be in a non wetland habitat 1-33% UPL-Obligate Upland=Most likely to be in a non wetland habitat <19,61 This site has been Forest land and the vegetation is trailing blackberry,ferns, fir,red alder,big-leaf maple, red-cedar, vine maple,sedge, rush,skunk- cabage, creeping buttercups, hardhack, trailing blackberry, himalayan blackberry and scotch broom. The lots around it are some what the same vegetation and mainly FA or FACU plants but in the wetland area there are some FACW and OSL plants. This FACW and OSL vegetation does extend off this property to the other propertys to the west of this property. SOILS ASSESSMENT The soils are a Bellingham silt loam, Cloquallum silt loam, Indianola sandy loam and Shelton gra velly sandy loam and was somewhat consistent with maps . My sample sites were done in areas consistent with the rest of build site . The Bellingham silt loam is a poorly drained soil that is not very deep and does ha ve a hydric rating. This soil is very dark in color and the roots are small for the most part. The soil is high in clay content and at about 6-10" is modeled with gray and rust brown colors. This is hydic on this property in the wetland area. The Cloquallum silt loam is a moderately well drained soil with no hydric rating. This soil was medium brown in color with a little rock in the subsurface. This soil was deep enough that l did not hit modeling. This soil was not hydric on this property . The Indianola sandy loam is a somewhat excessively drained soil that has no hydric rating. This soil is a darker brown in color with medium brown in the second layer. This soil was excessi vely deep with no modeling. This soil was not hydric on this property. The Shelton gra velly sandy loam is a moderately drained soil with no hydric rating. This soil was medium ,brown in color with some rock in the subsurface. This soil was deep enough that l did not hit modeling. This soil was not hydric on this property. My sample sites were done to the depth of 0-18 inches and were very consistent 0-18" silt loam. The samples that were done in the wetland was modeled at 8-10" of the surface. My samples were done out side of the wetland except samples#1, #3 wasjust inside the edge of the wetland The wetland does extend off this property to the north and west. My sample sites are located on map #1. HYDROL OGYASSESSMENTT The site had no signs of saturated soil,ponding or high water table for a long period of time ecept in the wetland area. The wetland area shows signs of saturation for extended periods of time. There is a small non-fish stream that runs down the north-east property line. This stream starts straight across from the home site to the east of the stream and runs down that line till it goes into the county ditch then under sunset road to Puget sound. The stream does not go threw the wetland. The wetland is getting its water from springs ,between the logging road and the wetland. The site is mostly drained very well. The site is suitable for the proposed development. CONCLUSION After doing a onsite evaluation and online assessment of this site and concluded that a wetland habitat is located on this property l filled out the rating form and mapped the wet/and and buffer on map 1 A of the rating packet. The buffer for the wetland is 150' for forestry cutting of trees only or 225' for residential for no more than 1 home per acre. These buffers are based on the habitat score of 8 and Mason County codes for wetland protection . The development area would be up hill from wetland being the buffers proposed. This site is suitable for the de velopment proposed and will ha ve no adverse effect to the function of the wetland. The soil colors /s 10YR5-6 0-18" Sf/Sg-Shelton gravelly sandy loam is a moderately well drained soil with no hydric rat/ng and was not hydric on th/s property. The soil colors /s 10 YR4-6 0- 18". HYDROLOGY The hydrology in the wetland is seasonal run off and saturation only. The seasonal run off is in one direction from the south to the north and is drying out this time of year We have had a little rain this spring ,but there is signs of saturation at the surface in the wetland area. The rest of the property is well drained and showes no signs ponding or a high water table. CONCLUSION After doing the property online review and the onsite assessment of this property l found that the property has a class 2 wetland with 8 habitat points. The wetland will need a 150/ ,buffer for tree cutting only. The wetland if developed will need a minimum 225' ,buffer. These ,buffers are ,based on the habitat score of 8 and Mason County codes for wetland protection . The wetland ,boundarys are flagged with pink wetland markers. The wetland is down hill from the development area. The property is suitable for development and will not adversely effect the function of this wetland.
