This decision is based on our finding that:
The hearing was held on Tuesday, April 4, 2023.
Ruth Pratt, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was present.
The Appellant provided numerous pictures to depict the terrain of the subject parcel.
The Assessor's Representative stated the property value is reduced for low/wet area 15% and for lack of
available utilities 25%, reconciling to a value of$22,350.
The Appellant disagreed with the 15% decrement.
The Board encourages the Appellant to contact the Assessor's Office during the 2023 protest period to
further discuss the low/wet area.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$22,350 for a total of$22,350 for the subject parcel.

further discuss the low/wet area.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $67,770 and improvements at $275,065 for a total of
$342,835 for the subject parcel.
