The existing 2-bedroom septic system was installed in 1970 when the home was constructed. The old system consists of a 1,000-gallon concrete septic tank followed by approximately 10011 (300 s.f.)of gravity trench drainfield. The existing home is going to be remodeled but will remain a 2-bedroom and the owner plans to also add a new 1-bedroom ADU to the property in the future. There will be a total of 3-bedrooms. The old septic system is operational but in order to be able to do an expansion from 2 to 3 bedrooms,the owner has decided to upgrade to a modern septic system along with the home remodel and addition of the ADU. The old drainfield is to be abandoned. An on-demand solids pump is to be placed in the second compartment of the existing 1,250-gallon septic tank which was upgraded in 2017. The new tanks will be installed close to the proposed location of the future ADU. The proposed new 3-bedroom septic system includes a 500-gallon minimum pre-trash tank, a NuWater BNR- 500 pretreatment tank, and a 1,000-gallon minimum pump chamber. It would be recommended to oversize the pump chamber to a 1,200 or 1,500 gallon in order to add extra surge capacity. The system will have a timer, counter, and elapse time meter to facilitate future operation and maintenance. A new OSCAR low-profile mound drainfield totaling 900+s.f. is to be installed. This replacement system is fully compliant with the drainfield being over 100' to any surface water or wells. We have designated a reserve drainfield area that also meets these setbacks. A waiver is included to reduce the setback from the sewage transport line from 50' down to 25' from the owner's well. Inspect floats, clean filters, and test high water level alarm every 6-12 months as needed. 18. All materials and workmanship must meet County and State regulations. 19. Deviation from this design without prior approval from the Designer and Mason County Environmental Health Department will make this design null and void. 20. All manhole lids and access, sampling or inspection ports must have locking covers and be located at ground level. 21. All transport lines under driveways or parking areas must be encased to prevent crushing. 22. The preferable cover planting for subsurface drip is turf or grass. It is recommended to spread a thin layer of straw upon completion of the drainfield to prevent erosion and then seed with grass immediately. 23. The homeowner should ensure no vehicle traffic, roto-tilling or digging in the area of the drip field to prevent damage to the drip tubing. Also, invasive plant species should not be allowed. 24.
