The hearing was held on Thursday, March 23, 2023.
Sharon Metcalf, Appellant, was not present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Appellant did not provide any documentation to support their petition.
The Assessor's Representative provided five comparable sales all within the Union community. As
adjusted these sales range from $590,213 to $679,409. The subject parcel falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $60,815 and improvements at $554,570 for a total of
$615,385 for the subject parcel.

The Appellant presented three comparable sales which ranged from $767,500 to $929,000. In addition, the
Appellant also compared her home as superior or inferior to her comparables. With this information, the
Board felt compelled to sustain the new value as presented by the Appellant.
The Assessor's Representative presented three comparable sales, as adjusted, ranging from $1,043,880 to
$1,057,544.
The Board overrules the assessed value and sets the value for the land at$265,220 and improvements at
$700,780 for a total of$966,000 for the subject parcel.

$749,990. The value of the subject parcel falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $63,610 and improvements at $579,215 for a total of
$642,825 for the subject parcel.

The Appellant provided two comparable sales ranging from $767,500 to $1,060,000. The Appellant
purchased the subject property via a bank sale which was not an arm's length transaction, so the Board did
not give consideration to this sale.
The Assessor's Representative provided three comparable sales, as adjusted, ranging from $926,631 to
$1,340,420. The subject parcel falls below this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $229,060 and improvements at $678,265 for a total of
$907,325 for the subject parcel.
