The Assessor's Representative provided five comparable sales all within the Union community. As adjusted these sales range from $590,213 to $679,409. The subject parcel falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $60,815 and improvements at $554,570 for a total of $615,385 for the subject parcel. The Assessor's Representative presented three comparable sales, as adjusted, ranging from $1,043,880 to $1,057,544. The Board overrules the assessed value and sets the value for the land at$265,220 and improvements at $700,780 for a total of$966,000 for the subject parcel. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $229,060 and improvements at $678,265 for a total of $907,325 for the subject parcel.
