This decision is based on our finding that:
The hearing was held on Thursday, March 9, 2023.
Raymond Johns, Snand Brenda Morbauch, Appellants, were not present at the hearing. IdaMae Jensen,
Assessor's Representative, was present.
The Appellants stated on their petition that"the condition of the house and outbuildings are owner built and
in need of repair or removal. Outbuildings are not insurable, needs roofing, electrical upgrade, floors are
different levels, foundation." Two comparable sales were provided.
The Assessor's Representative stated that one of the Appellants' comparable sales was not an arm's length
transaction, and the other sale was outside the five-year period and therefore not considered.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$14,220 and improvements at $161,675 for a total of
$175,895 for the subject parcel.

This decision is based on our finding that:
The hearing was held on Thursday, March 9, 2023.
Raymond Johns, Sr. and Brenda Morbauch, Appellants, were not present at the hearing. IdaMae Jensen,
Assessor's Representative, was present.
The Appellants stated on their petition there are "No services, no utilities, no water, no septic. Very small
lot due to 12.5 ft easement for driveway to the house. To small and oddly shaped to be built on, serves as a
driveway." Two comparable sales were provided.
The Assessor's Representative stated that both Appellants' comparable sales were from 2002 and outside
the five-year period as noted on the petition and therefore could not be considered.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$8,030 and improvements at$2,500 for a total of
$10,530 for the subject parcel.
