The hearing was held on Tuesday, March 7, 2023.
William& Patti Bendixen, Appellants, were not present at the hearing. IdaMae Jensen, Assessor's
Representative, was present.
The Appellant did not provide any documentary evidence to support their estimate of value on the petition.
The Assessor's Representative brought to the Board's attention a manifest error due to transposing of parcel
numbers. The Board corrected this manifest error.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error regarding the
assessed values.
Therefore, the Board sustains the value for the land at $47,800 and improvements at$2,500 for a total of
$50,300 for the subject parcel.

The Assessor's Representative provided three comparable sales. The value range, as adjusted, is $806,144
to $1,093,339. The value of the subject property falls below this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $190,190 and improvements at $412,260 for a total of
$602,450 for the subject parcel.
