In some cases, setbacks for de -lopment from shorelines, steep slopes, streams, and wetlands must be included in yo r specific proposal; these setbacks are included as part of the comments listed below. This information is based on Co ty and State regulations as they exist to date. These regulations may change and ma, affect the requirements for development of the subject property. There is an existing residence overlooki Totten and Little Skookum Inlets. The adjacent residences are setback from the water pro rtionately with this residence. The house may be either 7/28/99 1 of 2 SP12000-00040 t re-modeled or replaced in it's c rrent location. Any portion of the residence that is over 30" in height above average grade should be setback 57' from the middle fir tree on the property. Currently it is 57' from the tree to the steps of the house. Enclosed please find a Buildin Permit Application packet for either a remodel or construction of a new residenc. Stephanie Kenny's business card is attached. Stephanie can help you with your questions a out a well and placement. Please give her a call. Out-buildings such as storage and garage buildings may be placed landward of the residence. They will be subject to a 5' setback from property lines and easements. If an accessory living quarter is proposed, such as moving the existing residence or constructing a new one within 200' of the shoreline, a Substantial Development Permit will be required. The Accessory Living Quarter requirements are enclosed with the Residential Chapter of the Mason County Shoreline Master Program. The Aquaculture Chapter of the Master Program is also enclosed for your information regarding buildings necessary for aquaculture and their placement. A Land Modification Permit will be required for grading a trail to the beach on the shoreline bluff. Enclosed are the Guidelines for Outdoor Fires in Mason County. A Building Permit is good for six months, with one six-month extension possible if requested prior to termination of the initial six-month period. Staff drew the common line between the two adjacent neighbors and determined that Itne minimum shoreline setback of 15' from the OHWM is 7/28/99 1 of 2 SPI2000-00041 greater than the common line. Therefore the stricter 15' setback will apply as the minimum shoreline setback for the entire length of the shoreline. In measuring 15' from the OHWM or rock wall near the center of the property, it was 9' landward of an existing fir tree which Mr. Selenes indicated would be a •.rner of the residence. Near the north property line, ere the boathouse is to be located, the minimum 15' setback applies and the residence on t is side which is located approximately 17' from the bulkhead. Any portion of the proposed b. :t house should be even, in line with the roofline of the adjacent residence which is approximately 17' from the OHWM. The minimum side yard setback for all structures from .roperty lines and easments is 5'.
