Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Grace Miller Land Use Planner Mason County Planning Department 4/2/2010 Page 1 of 2 SP12010-00011 Site Inspection 4/2/2010 Case No.: SP12010-00011 Comments: The property was inspected by Planner, Grace Miller, with applicant, Jason Olsen, on 2/12/10. The applicant wants to remodel the existing cabin and/or add an addition to the laundry room. The existing cabin is located on Lost Lake which is within an Urban Residential Shoreline Environment. The minimum shoreline setback for new development is determined by drawing an imaginary line between the rooflines of the adjacent residences. The subject cabin is landward of this setback and could be replaced or added to up to the shoreline setback with the adjacent residences. Therefore, any additions proposed may be allowed with a Buiilding Permit. The minimum sideyard setback from the rooflines or any portion of the addditions is 20' but this may go down to 10% of the width of the lot with an approved Administrative Variance. The minimum frontyard setback to the road easmenet or right-of-way is 25' and this may be approved down to 10' with an administrative variance. The Administrative Variance may be appied for with the Building Permit Application. The decks and shed may be maintained in their current locations. Any expansions to the decks that is waterward of the shoreline setback should be reviewed by the Planning Department for consistency with these regulations. The shed may continue to be maintained in its current location but is considered to be existing non-conforming dvelopment because of its location in relation to the setback. Therfore it cannot be replaced. Enclosed please find the Mason County Resource Ordinance Fish & Wildlife Habitat Conservation Area Chapter. This explains what percentage of the trees can be cut within the shoreline buffer and when permits or additional studies are required. The shoreline buffer that this chapter pertains to is located in that area between the bulkhead and the shoreline setback.
