River Drive, Elma, WA 98541 Foundation Design, MC Squared #15294 Dear Bill, On Friday July 10th, 2015, I visited the site of 669 W. River Drive, Elma, WA upon your request. The purpose of the visit was to examine an existing unpermitted foundation of a cabin and to provide engineering to verify the structural integrity of the foundation. You were present at the time of my visit. You should understand that this report and the conclusions contained herein are the results of a visual examination of the property. You should be aware that no tests, calculations, or measurements, except those mentioned below, were performed at the time of my visit. No finishes or soil were removed by me to observe framing or foundation elements. Therefore, the results of this examination are circumscribed by these limitations. If you wish a more detailed investigation, we will be pleased to submit a proposal and cost estimate. DESCRIPTION AND OBSERVATIONS It is my understanding that the existing single story cabin was moved on the property farther away from the creek due to flooding. T.taeeabin.was moved overto_a new-•poured co acrete4b dat . The front door of the cabin faces south towards the creek. West Satsop Maple Glen Road is to the north of the cabin. The wood framed cabin is 28'-0" long and 22'-0 wide with a 10' by 22' porch on the front. The roof uses trusses spanning 22 feet east to west. The trusses are supported by the exterior 2x wood framed walls. The exterior bearing walls supporting the trusses are supported by the floor directly over the continuous perimeter footing. The floor framing uses 2x decking running north and south spanning between beams. The beams are 6x6's at 4'-0" on center and have been strengthened by adding a 4x6 next to the 6x6. The beams are supported by girder beams at 7'-0" on center. Each girder beam is made up of (3) 2x8's running the 28'-0" length of the cabin. The beams are supported by a post at approximately 8'-0" on center. The posts are made up of (3) 2x8's. The footings at each post are pre-cast ' square by 8"thick pier footings. The perimeter foundation is a poured concrete foundation that has a 6" wide by 24" tall stem wall. The stem wall is on a 16"wide concrete strip footing that is approximately 8" thick. '/2" diameter anchor bolts were found in the stem wall at 48" on center. Using a Pachometer STRUCTURAL• FOUNDATION • CIVIL ENGINEERS by James Instruments, vertical rebar were found at 48" on center in the stem wall. The steel in the perimeter foundation meets the requirements of the 2012 International Residential Code (IRC) section 403. DISCUSSION The existing floor framing and perimeter footing are structurally sound. The pier footings supporting the floor were found to be overstressed in soil bearing. In order to make the foundation system structurally sound, new posts and pier footings must be placed between each bay of existing posts. Placing new footings in the floor framing will then make the post spacing 2'-8" on center opposed to 8'-0" spacing. See the attached plans and details for how to strengthen the foundation. CONCLUSIONS The perimeter concrete footing was constructed correctly to the International Residential Code. The pier footings in the middle of the floor will need to be modified to make the foundation system be structurally sound. Plans, details, and the engineering calculations have been attached to aid in the strengthening of the foundation. Any discrepancy found among the drawings, these notes, and the site conditions shall be reported to the Engineer, who shall correct such discrepancy in writing. Any work done by the Contractor after discovery of such discrepancy shall be done at the Contractor's risk.
