Daniel DaviesKathleen Bakergumprecht-Davies, Appellants, were represented by Kathleen Bakergumprecht-Davies at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellant presented a written page listing deficiencies about both manufactured homes with accompanying pictures. In addition, she provided estimates to complete the repairs. The Assessor's Representative presented four comparable sales ranging in value, as adjusted from $344,262 to $466,325. The value of the subject parcel falls within this range. However, after testimony, the Board decided to downgrade the condition of the buildings from fair/average to fair and the quality from average to fair resulting in a $30,000 decrement. Therefore, the Board sustains the value for the land at$85,510 and overrules the value of improvements and sets the new value at$353,235 for a total of$438,745 for the subject parcel. Joseph Martin and Angela Stromski, Appellants, were represented by Joseph Martin at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellants provided four comparable sales ranging from $388,000 to $460,000. They provided background on the current condition of the structures and condition of mechanical workings of the buildings. The Assessor's Representative provided four comparable sales with an adjusted value range of$466,131 to $593,909. After testimony, the Board decided to downgrade the condition of the buildings from good to average resulting in a $20,000 decrement. Therefore, the Board sustains the value for the land at$82,900 and overrules the value of improvements and sets the new value at $446,080 for a total of$528,980 for the subject parcel.
