Correcting Mason County Future Land Use Map and Development Areas (Zoning) Map ORDINANCE NUMBER 1.01"6-O\1 CORRECTIONS TO MASON COUNTY FUTURE LAND USE MAP AND DEVELOPMENT AREAS (ZONING) MAP ORDINANCE Mason County Future Land Use Map and Development Areas (Zoning) Map corrections under the authority of RCW 36.70A. WHEREAS, the Washington State Growth Management Act (RCW 36.70A.130) requires each county, including Mason County, to take legislative action to review and revise its comprehensive plan and development regulations to ensure that the plan and regulations continue to comply with the requirements of the Act; and WHEREAS,the Mason County Planning Department makes note of errors to the Mason County GIS zoning layers as they are made aware by other County departments and land owners; and WHEREAS, the Planning Department concluded through research of spreadsheets and proofing maps that the following parcels were incorrectly mapped as Long Term Commercial Forest Lands (LTCF) instead of the correct designation of Inholding Lands (IH): 42015-33- 00000, 42015-33-60010, 61918-33-00010, and 61922-33-00010; and WHEREAS, the Planning Department concluded through research of spreadsheets and proofing maps that a portion of parcel 42022-21-00010 was incorrectly mapped as Rural Natural Resource (RNR) instead of the correct zoning of Rural Residential 10 (RR10); and WHEREAS, the Planning Department concluded through research of spreadsheets and proofing maps that parcel 42107-13-00010 was incorrectly mapped as Long Term Commercial Forest Lands (LTCF) instead of the correct designation of Agricultural Resource Lands (AG); and WHEREAS, on January 23, 2023, the Mason County Planning Advisory Commission held a public hearing to consider the map corrections, listened to the staff presentation and public testimony, and passed a unanimous motion to recommend approval of said corrections; and WHEREAS, the Board of County Commissioners considered the requested map corrections at a duly advertised public hearing on February 28, 2023; and WHEREAS,the Board of County Commissioners took public testimony from interested parties, considered all the written and oral arguments, testimony and comments presented; and WHEREAS, the Board of County Commissioners also considered the Staff Report and recommendations of the Mason County Planning Advisory Commission; and WHEREAS, the Board of County Commissioners finds that the proposed amendments to the Future Land Use Map and Development Areas (Zoning) Map complies with all applicable requirements of the Growth Management Act, the Comprehensive Plan, and the Mason County Code, and that it is in the best public interest; and BE IT HEREBY ORDAINED, the Mason County Board of Commissioners hereby approves and ADOPTS amendment to the Mason County Future Land Use Map and Development Areas (Zoning) Map correcting parcels 42015-33-00000, 42015-33-60010, 61918-33-00010, and 61922-33-00010 from Long Term Commercial Forest Lands (LTCF) to Inholding Lands (IH); correcting parcel 42022-21-00010 from Rural Natural Resource Lands (RNR) to Rural Residential 10 (RR10); and correcting parcel 42107-13-00010 from Long Term Commercial Forest Lands (LTCF) to Agricultural Resource Lands (AG).
