This decision is based on our finding that:
The hearing was held on Thursday, February 16, 2023.
Peggy Mitchell, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Appellant provided no evidence other than testimony regarding the year over year increase in valuation.
The Assessor's Representative presented three comparable sales with an adjusted range of$690,308 to
$711,559.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $340,860 and improvements at $139,295 for a total of
$480,155 for the subject parcel.

The Board did not find evidentiary materials in the Appellant's documents which were included with the
petition.
The Assessor's Representative presented four comparable sales ranging as adjusted from $886,210 to
$1,122,196. The value of the subject property falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$188,330 and improvements at $709,555 for a total of
$897,885 for the subject parcel.
