This decision is based on our finding that:
The hearing was held on Tuesday, February 14, 2023.
Matthew & Sarah Simonson, Appellants, were represented by Sarah Simonson at the hearing. IdaMae
Jensen, Assessor's Representative, was present.
The Appellant provided a fee appraisal dated 3/9/2022 in the amount of$960,000. The comparable sales
within the fee appraisal as adjusted by the Assessor's Representative ranged from $955,000 to $1,230,204.
The Assessor's Representative presented two additional comparable sales and as adjusted ranged from
$919,170 to $1,017,848.
The Board questioned the validity of$22,000 for septic and water. The Assessor's Representative agreed
that an error had been made; the Board reduced the $22,000 to $13,500.
The Board found no clear, cogent, or convincing evidence to further reduce the value.
Therefore, the Board sets the value for the land at $78,680 and improvements at$945,305 for a total of
$1,023,985 for the subject parcel.
