Glenn& Debora Landram, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellant provided written testimony and one page of a fee appraisal that gave an indicated value of $890,000 dated 8/6/2021. The Board took into consideration the fact that the Accessory Dwelling Unit(ADU) on the property is income producing, as verbally verified by the Appellant. The Assessor's Representative testified that the subject property was physically inspected in 2022; this is the first of the six-year appraisal cycle. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $497,085 and improvements at $459,790 for a total of $956,875 for the subject parcel. Thomas &Nancy Rahn, Appellants, were present at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellants questioned the methodology to value their property which was used for their recreational- only property. After explanation from the Assessor's Representative they expressed an understanding of how their property was appraised. The Assessor's Representative explained how the subject property was decremented at fifty percent for the 1.70 view acres. She also stated that the subject acreage improvements consist of paved parking area, water and septic systems, and a shed, for a total valuation of$15,420 for a total site value at $127,690 for the 2023 tax year. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$127,690 and improvements at $14,500 for a total of $142,190 for the subject parcel.
