This decision is based on our finding that:
The hearing was held on Tuesday, February 7, 2023.
Bruce Chunn, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Appellant provided copious documents reflecting assessments of properties throughout the county. The
Board found this information to be irrelevant.
The Assessor's Representative provided five comparable sales, which as adjusted ranged from $216,866 to
$303,557. Upon seeing pictures of the home, the Board came to the conclusion that the condition is
fair/average as opposed to average. This realized a negative $10,000 adjustment to the subject parcel.
Therefore, the Board sets the value for the land at $ 28,805 and improvements at $239,450 for a total of
$268,255 for the subject parcel.
