This decision is based on our finding that:
The hearing was held on Thursday, February 2, 2023.
Thomas Hargrove, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was
also present.
The Appellant was appealing the value of the improvements of a geodesic home which included three
linked domes.
The Appellant provided pages of information regarding the opinion of the assessment of this property. The
Board took those exhibits into consideration.
The home quality was originally identified as Good quality. The home was completed in 2015, where it
was qualified as Average/Good. In 2019 this appraiser physically inspected the subject, reducing the
quality level to Fair/Average, and the condition level to Average. These most recent reductions were based
on the deficiencies within the interior and exterior of the home, and help compensate the homeowner for
accelerating depreciating features.
The Assessor's Representative presented four comparable sales with an indicated range of adjusted sales of
$607,958 to $722,526. The subject value of this property falls just below this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$154,910 and improvements at $451,415 for a total of
$606,325 for the subject parcel.
