One was a tax sale and it was not considered as an arm's-length transaction. The second sale sold in 10/25/2019 at $35,000, as adjusted this sale reconciles to $51,495. The Assessor's Representative provided four comparable sales, one of which was the same as the Appellant's comparable. The indicated value range, as adjusted is $49,060 through $160,165. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $16,010 and improvements at $47,615 for a total of $63,625 for the subject parcel.
