Trudy Huskey Trudy Anne Huskey Living Trust, Appellant, was not present at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellant provided four comparable sales and believed the value of the home should be reduced as the purchase was during an extreme market. They stated the insurance company would only allow $401,000 value as the replacement cost in 2021. The improvement cost today is $406,135 which is in line with State Farm's estimate of value. The Assessor's Representative has found the Appellant comparable sales reasonable, as all are located in close proximity to the subject, and are reasonably similar in many characteristics. Therefore, no additional sales were required from the Assessor. These comparables as adjusted ranged in value from $528,511 to $542,858. The current assessment falls below this range. The Board found no clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$52,480 and improvements at $406,135 for a total of $458,615 for the subject parcel.
