Heating equipment shall be sized in accordance to ICC/WSEC, Section R403.7. Heating and design load calculations for the purpose of sizing HVAC systems are required and shall be calculated in accordance with accepted practice, including infiltration and ventilation. Design calculations shall be available for inspection during inspection. Referencing IRC M1601.4, all ducts, air handlers, filter boxes, and building cavities shall be sealed. All joints of duct systems and seams shall be made substantially air tight by means of tapes, mastics, liquid sealants, gasketing or other approved closure systems. Closure systems used with rigid fibrous glass ducts shall comply with UL181A and shall be marked 181A-P for pressure-sensitive tape, 181A-M for mastic or 181 A-H for heat-sensitive tape. Closure systems used with flexible air ducts and flexible air connectors shall comply with UL181 B and shall be marked 181 B-FX for pressure- sensitive tape or 181 B-M for mastic. Duct connections to flanges of air distribution system equipment or sheet metal fittings shall be mechanically fastened. Mechanical fasteners for use with flexible nonmetallic air ducts shall comply with UL 181 B and shall be marked 181 B-C. Crimp joints for round metal ducts shall have a contact lap of at least 1-1/2 inches (38 mm) and shall be mechanically fastened by means of at least three sheet-metal screws or rivets equally spaced around the joint. Closure systems used to seal metal ductwork shall be installed in accordance with the manufacturer's installation instructions. Duct tape is NOT permitted as a sealant on any ducts. When ducts are located in unheated spaces the ducts hall be insulated to R-8 DUCT TIGHTNESS TESTING shall be conducted by person(s)trained to perform such testing. A signed affidavit documenting test results in accordance to IECC/WSEC Section R403.3.3 shall be provided to the Mason County Building Department prior to the final occupancy inspection. Affidavit forms are available on at the WSU-Energy Program website titles, "Duct Leakage Affidavit" or"Duct Leakage Testing Results (Existing Construction)." Duct tightness testing is not required if the air handler and all ducts are located within the heated space. * All changes to "approved" building plans that effect compliance with the international codes as amended and adopted, or any other Mason County ordinance or regulation, must be reviewed and approved by Mason County prior to construction. * A permanent certificate, completed by the builder or registered design professional, shall be posted on a wall in the space where the furnace is located, a utility room, or an approved location inside the building. When located on the elctrical panel, the certificate shall not cover or obstruct the visibility of the circuit directory label, service disconnect labek, or toher reqyired Iabels.The certificate shall list the predominant R-values of insulation installed in or on ceiling/roof, walls, foundation (slab, basement wall, crawlspace wall and/or floor), and ducts outside the conditioned spaces; U-factors for fenestration; and the solar heat gain coefficient (SHGC)of fenestration. Where there is more than one value for each component, the certificate shall list the value covering the largest area. The certificate shall list the type and efficiency of heating, cooling, and service water heating equipment, duct leakage rates including test conditions as specified in WSEC Section R401.3 & R402.4.1.2, andair leakage results if a blower door test was conducted. ' "'Building envelope air leakage control shall be considered acceptable when tested to have an air leakage less than 5 air ;s changes per hour when tested with a blower door in accordanve with IECC/.WSEC Section R402.4.1.2. The blower door test results shall be recorded on the permanent certificate required located near the electrical distribution panel. Air leakage testing is not required for additions less than 500 square feet. Reference IECC/WSEC R402.4.1.2. If an inspection is called for and plans are not available on site, then approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building Department prior to any further inspections being performed or approvals granted. * CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building Inspector shall be made prior to requesting additional inspections. * The foundation/footing must be placed on undisturbed, firm-native soil. * All building permits shall have a final inspection performed and approved by Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with Mason County ordinances and building regulations. * The international code requires a fire apparatus access road for every facility, building, or portion of a building that is more than 150'from an approved access road. Roads are required to meet the minimum Mason County Fire Marshal standards for Fire Apparatus Access Roads up to the point where such roads connect with a county maintained public road or to another fire apparatus access road which connects to a county maintained public road. * Owner/Agent is responsible to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title 14.28 and 14.17. * A Mason County Stormwater Management Worksheet was completed and signed as part of this building permit application. Design, sizing, placement, inspection and maintenance of stormwater management systems shall be the responsibility of the owner/agent of the developed parcel. Neither the designer, architect, nor the engineers, nor the owner shall be responsible for: construction means,techniques, sequences or procedures of the contractor; safety precautions and programs of contractor; the acts or commissions of the contractor; or the failure of the contractor to carry out the work in accordance with the contract documents. The contractor and subcontractors shall purchase and maintain certificates of insurance with respect to workman's compensation,public liability, and property damage for the limits as required by law. The contractor shall be responsible for maintaining and supervising all safety precautions in connection with the work. The Drawings and Specifications are intended to be complimentary. Any items referred to in either shall be included in the work. Any items, which are necessary for completion of the work and are not specifically mentioned or drawn, but are implied in order to complete the work, shall be furnished and installed as part of the work. All construction shall comply with the 2015 IBC, UPC, UMC, WSEC,NEC, and all applicable statutes, ordinances and regulations of the State of Washington, as well as all City, County, and Federal regulations, ordinances, safety laws and sanitary ordinances. If the drawings and/or specifications are at variance therewith, the Contractor shall so notify the Architect immediately. Contractor shall verify all dimensions. Architect shall be notified of any omissions or discrepancies in the drawings or of any variations in dimensions or conditions on the site from those on the drawings, before the start of work. Changes in the work required by field conditions shall not be made without the approval of the architect. Structural drawings shall be used in conjunction with Architectural drawings for bidding and construction. Contractor shall verify dimensions and conditions for compatibility and notify architect of any discrepancies prior to commencing any work. All structural systems, which are to be composed of components to be field erected shall be supervised by the supplier during manufacturing, delivery,handling, storage and erection in accordance with instructions prepared by the supplier. Building permit shall be obtained by the owner. Contractor shall arrange and supervise all inspections. Contractor shall seal off all work from the rest of the house and shall protect the house from damage during construction. Unless noted otherwise, the contractor shall supply all materials, tools, labor and other items necessary to complete the work. Workmanship and materials shall be of good quality and work shall be performed in accordance with accepted trade standards. All work shall be performed in accordance with the best practices of the various trades involved. All work shall be erected and installed plumb, level, square and true in proper alignment. Manufactured materials, equipment, etc., shall be installed per manufactures recommendation, instructions and applicable ICBO reports unless otherwise noted or instructed. The contractor shall furnish and install all materials and labor required completing the work. Exclusion of an item or items does not imply omission. Contractor is to notify the owner of these omissions prior to the submission of bids. The contractor shall comply with the spirit and the intent of these documents and shall complete the work satisfactorily. These documents illustrate the minimum standards of construction and the contractor shall meet or exceed normal construction techniques and standards for a building of this type. The contractor or subcontractors shall not precede with any additional work requiring additional compensation beyond the contract amount with written authorization form the owner. Failure to obtain authorization shall invalidate any claim for extra compensation. Contractor shall guarantee all work for one year. All roofing and sheet metal work shall be guaranteed against defects in design and workmanship for at least two (2)years from final payment, unless noted otherwise. The appropriate contractor shall install all items and equipment to be provided by the owner. Contractor shall notify the owner 30 days before each such item is to be installed, and the owner will have the item on the site three(3) days before the scheduled installation. Defective work revealed shall be within the time required by guarantees shall be replaced by work conforming with the intent of the contract documents, no payment, either partial or final, shall be constructed as an acceptance of defective work or improper materials. Substitutions, revisions or changes must have prior written approval by the architect or owner. In the certain features of construction shall be similar and of the same character as similar conditions that are shown or called for. Contractor-initiated changes shall be submitted in writing to the Architect and structural engineer for approval prior to fabrication of construction. Changes shown of shop drawing only will not satisfy this requirement. Verify all existing conditions, member sizes and dimensions prior to beginning construction, and report any discrepancies to the architect. Contractor shall follow written dimensions and at no time scale dimensions directly off drawings. Rough stake building location and contact architect or owner for approval before digging the footings. Protect existing landscaping to avoid damage where possible, and do not store materials under the drip line of any trees, which are to be saved. Avoid severing roots of such trees where feasible. Flag important trees to be saved. Slope grade away from structure a min. of 2% for 4 feet. Roof and deck downspouts, foundation perimeter drain line, driveway and patios shall be connected to a subterranean system which shall drain to daylight on the site. Store building materials where directed by the architect and/or owner. Provide a thorough final cleaning prior to final acceptance of the work. All construction debris shall be removed from the site, and the house shall be cleaned by a professional cleaning service. The project shall be left completely clean and clear to the satisfaction of the owner. Section 2 — Demolition Contractor shall supply dumpster and remove all debris from premises. Care shall be exercised to cause no damage to existing structure shown to remain. Temporarily shore any structural work as required. Section 3 — Concrete: (see notes & specifications provided on drawings and in Azon's Specifications) Concrete work shall conform to the"Building Code Requirements for Reinforced Concrete",ACI 318-83, except where local building code requirements are more stringent, in which case the local code shall govern. Concrete shall be composed of Portland Cement, fine aggregate, course aggregate and water mixed in proportions to produce a plastic, workable mixture. Various trades shall be notified in writing prior to each pour and shall be allowed ample time to install all inserts, sleeves, templates or similar items to be built into concrete. Reinforcing bars to be ASTM A615, grade 60. Concrete slab on grade floors shall be designed and constructed in accordance with the provisions of section R506.1 or ACI 332. Floors shall be a minimum 3 %Z inches (89) thick(for expansive soils, see Section R403.1.8). The specified compressive strength of concrete shall be as set forth in Section R402.2.2. Fill material shall be free of vegetation and foreign material. The fill shall be compacted to ensure uniform support of the slab, and except where approved, the fill depths shall not exceed 24 inches for clean sand or gravel and 8 inches for earth. A 4-inch thick-base course consisting of clean graded sand, gravel, crushed stone, crushed concrete or crushed blast-furnace slag passing a 2-inch sieve shall be placed on the prepared sub-grade where the slab is below grade. A 6-mil; polyethylene with joints lapped not less than 6 inches shall be placed between the concrete floor slab and the base course or the prepared subgrade where no base course exists with the exception of unheated garages, utility structures, driveways, walks, and patios. Reinforcement shall be supported to remain in place from the center to upper on-third of the slab for the duration of the concrete placement/ If Waterproof all masonry below grade as noted on the drawings or as recommended for ground conditions encountered. Provide a 4"perforated plastic foundation drain on the uphill side of the foundation, and slope drain to the daylight side on each end. Carefully fill the foundation drain excavation with washed stone. Backfill carefully to avoid breaking the integrity of the waterproofing. Backfill behind all retaining walls with free draining, granular fill and provide for subsurface drainage. Slope final grade away from the building on all sides for an 18"minimum horizontal distance from the walls. Grade all areas smooth that are disturbed during the construction process and cover all raw earth with pine straw or other mulch, unless otherwise noted. Surface drainage shall be diverted to a storm sewer conveyance or to the driveway trench drain and 18" square site drains on site plan. These surface drainage conveyance shall be connected to a 4"perforated plastic drain on the uphill side of the site and slope drain to the daylight side on each end. Carefully fill surface drain excavation with washed stone and backfill carefully to avoid breaking the integrity of the waterproofing. Lot shall be graded to drain surface water away from foundation walls. The grade shall fall a minimum of 6 inches withing the first 10 feet. Impervious surfaces within to feet of the building foundation shall be sloped a minimum of 2 percent away from the building. Unless a soils investigation by a qualified soils engineer is provided, foundation design is based on an assumed average soil bearing of 2,000 psf. Lateral earth pressure (restrained/unrestrained)to be .55 pcf. /35 pcf. Coefficient of friction(factor of safety of 1.5 included)to be 0.3. Exterior footings shall bear 1'-6" (minimum)below adjacent finish grade. Unless otherwise noted, footings shall be centered below columns or walls above. All footings and piers to bear on firm undisturbed earth below organic surface soils. Backfill to be thoroughly compacted per specifications. MIMIMUM CLASS AND USE F'C SLUMP SACKS/C.Y. A-Footings & foundations 2,000 3 - 4 5-1/2 B - Slabs on graded 2,000 3 - 4 5-1/2 Section 5 - Structural Steel (see notes & specifications provided on drawings and in Azon Structural Specifications) Anchorage: Expansion bolts into concrete and concrete masonry units shall be wedge-all anchors as manufactured by the Simpson Strong Tie Company and installed in strict conformance to I.C.B.O. report number ER 3631, including minimum embedment requirements. Bolts into concrete masonry or brick masonry units shall be into fully grouted cells. Special inspection is required for all expansion bolt installation. Epoxy-grouted items specified on the drawings shall be installed using"set: high strength epoxy as manufactured by the Simpson Strong tie Company. Install in strict accordance with I.C.B.O. report No. ER 5279. Special inspection of installation is required. pJ Metal chimneys shall be anchored at roof and ceiling with two 1-1/2"xl/8"metal straps looped around the outside of the chimney insulation and nailed with sic 8d nails per strap to the roof and ceiling framing. Deck railings and exterior stair railings to be metal cable with bronze finished aluminum metal or steel posts, guard rails and hand railings as shown on architectural drawings, meet I.B.C. code requirements and are approved by the owner. CONCRETE COVER OF REINFORCING: (see notes & specifications provided on drawings and in Azon Structural Specifications) Section 6—Carpentry: (see notes & specifications provided on drawings and in Azon Structural Specifications) All structural woodwork and rough carpentry shall use wood with moisture content not to exceed 19%. All 2 x 4" and 2 x 6" framing materials, floor joists, and roof joists shall be#2 grade Hem-Fir or Spruce-Pine-Fir(min f(b)= 1250 psi). All studs and joists shall be 16" O.C. except where noted otherwise. Provide and install all rough hardware and metal fasteners as required for proper installation of carpentry. Use hot dipped galvanized fasteners on all exterior wood. All wood not specified as pressure treated shall be painted, stained or otherwise finished as noted. All wood in contact with masonry shall be pressure treated. Double the floor joists under all interior partitions running parallel to the joists. Provide bridging in floor systems where bridging is required by code. Floor decking shall be 3\4"plywood or 23/32" OSB board, underlayment grade with exterior glue, unless otherwise noted. Roof sheathing shall be 1/2" CDX plywood or 5/8" OSB board with H-clips unless otherwise noted. Sheathing is to be covered with 5.5 mil. polypropylene house wrap. Batt insulation in exterior walls shall be foil backed. Interior paint shall contain vapor diffusion retarder on exterior walls. Provide flashing as needed to prevent water penetration to the interior of the building skin. Use materials appropriate to the situation, and avoid contact of dissimilar materials. Exterior trim on all windows and doors follow details provided on drawings. Framing: (see notes& specifications provided on drawings and in Azon Structural Specifications) All framing to comply with I.B.C. and with the prescriptive check list for efficient building envelope selected and outlined in table 406.2, of 2015 WA State Energy Code, (see provided forms provided in permit application). Nail sizes and spacing to conform to Azon engineering specifications or to I.B.C. Section 2517 (J), Table 25-P and Section 2510 (F) if not stated in Azon specifications. Bolts and other fasteners to conform to those called out on drawings and Azon engineering specifications and I.B.C. All wood in contact with concrete to be pressure treated. Wood Trusses: Shall be factory fabricated trusses. Design and fabrication shall conform to the requirements of the International Building Code. Engineering design and shop drawings bearing the stamp of a Professional Engineer registered in the State of Washington and showing all details of construction including bracing trusses shall be designed for uniform loading as follows: Top Chord 30 psf of tributary area Bottom Chord 10 psf of tributary area Plywood/Particle Broad: Supports shall be supplied to all plywood edges with ply clips, blocking tongue and grove plywood joints or other approved methods per AP A recommendation. Roof sheathing shall be 1/2" CDX plywood or 5/8""OSB"particle board with H-clips unless otherwise noted with span rating 32/16. Floor decking shall be 3\4"plywood or 23/32" "OSB"particle board, with span rating 48/24 and underlayment grade with exterior glue, unless otherwise noted. . Wall sheathing shall be '/2" (nominal)plywood or 15/32""OSB"particle board with span rating 24/0. Timber and Timber Connectors: (see notes & specifications provided on drawings and in Azon Structural Specifications) Timber connectors called out by letters and numbers shall be "Strong-tie"by Simpson Company, as specified in their catalog number C-2018 or as specified by engineering structural notes provided on the drawings and in Azon structural specifications. Equivalent devices by other manufactures may be substituted,provided they have ICBO approval for equal or greater load capacities. Provide number and size of fasteners as specified by manufacturer. Connectors shall be installed in accordance with the manufacturer's recommendations. Where connector straps connect two members, space one-half of the nails or bolts in each member. All bolts in wood members shall conform to ASTM A307. Provide washers under the heads and nuts of all bolts and lag screws bearing wood. Unless noted otherwise, all nails shall be as called out below. All shims shall be seasoned and dried and the same grade (minimum)) as members connected. All Nail sizes and spacing are specified on structural specifications and notes provided on the drawings or in Azon structural specifications. All wood framing details not shown otherwise shall be constructed to the minimum standards of the International Building Code. Provide washers under the heads and nuts of all bouts and lag bolts bearing on wood. Installation of lag bolts shall conform to National Design Specification for Wood Construction(2017 Edition) with a lead bore hole of 60 to 70 percent of the shank diameter. Lead holes are not required for 3/8" and smaller lag screws. Wall framing: Refer to architectural drawings for the size of all walls. Shear wall tables and notations are provided on the architectural drawings and Azon engineering specifications. All studs shall be spaced at 16" O.C. UMO unless noted otherwise by structural notes on drawings and Azon structural specifications. Two studs minimum shall be provided at the end of all walls and at each side of all openings, and at beam or head bearing locations. Two 2 x10 headers shall be provided over all openings unless specified otherwise on drawings. Fastening schedules and timber specifications are provided on the drawings. Solid blocking for wood columns shall be provided through floors to supports below. Provide continuous solid blocking at mid-height of all stud walls over 10'-0" in height. All walls shall have a single bottom plate and a double top plate. Provide Gypsum wallboard on interior surfaces nailed to all studs,top and bottom plates, and blocking with nails @ 7" O.C. nail %Z (nominal)AP A rated sheathing (span rating 24/0)on exterior surfaces nailed at all panel edges (block unsupported edges), and top and bottom plates with nails @ 6"O.C. allow 1/8" spacing at all panel edges and ends. Floor and roof framing: provide double joists under all parallel partitions that extend over more than half the joist length and around all openings in floors or roofs unless otherwise noted. Provided solid blocking at all bearing points. Unless otherwise noted on the plans,plywood roof and floor sheathing shall be laid up with grain perpendicular to supports and nailed @ 6" O.C. to framed panel edges, struts and over stud walls as shown on plans and @ 12'O.C. to intermediate supports. Provide approved plywood edge clips centered between joists/trusses at unblocked roof sheathing edges. All floor sheathing edges shall have approved T&G joints or shall be supported with solid blocking. Allow 1/8" spacing at all panel edges and ends of floor and roof sheathing. Toenail blocking to supports with 16d @ 12' O.C. unless otherwise noted. The exterior deck surface shall be 2 cap composition decking by Timber Tex or equal. Installation shall be according to manufacturer's specifications. Section 7 - Moisture Protection, Insulation and Ext. Finish Systems Furnish and install foil backed insulation in all exterior walls and ceilings of thickness and values shown on drawings. Maintain a 1"minimum air space between sub roof and roof insulation. Provide caulking at all openings through exterior walls, including back-up filler where required. Caulking should be silicone base non-staining type. Furnish and install 24 gage aluminum sheet metal around roof openings and at the edge and joint of the roof as required. Gutters and downspouts to be aluminum(baked enamel-color to match trim color)and rain chains (approved by owner) as indicated on drawing. Soffit and roof vents as indicated on drawing. Floor insulation shall be installed to maintain permanent contact with the underside of the subfloor decking. Insulation supports shall be installed so spacing is no more than 24 inches on center. Foundation vents shall be installed with a permanently attached baffle at an angle of 30 degrees from horizontal, to divert air flow below the lower surface of the floor insulation. Install 6 mil black polyethylene moisture barrier on ground surface of crawl space. Provide seal and capillary break under mud seal of crawl space wall. All exterior walls of heated spaces shall have 5.5 mil. Polypropylene house wrap on the exterior and a permeability rating of"1" for vapor retarder, Kraft-faced fiberglass batt insulation on the interior side of exterior walls. See Energy Code Calculation sheet for further specifications. Insulation installers shall provide the type, manufacturer and R- value of insulation installed in each element of the building thermal envelope. For sprayed polyurethane foam(SPF) insulation, the installed thickness of the areas covered and R-value of installed thickness shall listed on the certification. The insulation installer shall sign, date and post the certification in a conspicuous location on the job. Roofing shall be Nu-Ray Metal roofing with clip lock NRM-1000 12"panels with striations.. Note that the field color is to be moss green with the exception of the fascia caps which shall be a bronze color to match the bronze metal window finish color. Metal roof colors and brand to be approved by owner and architect and installed as per manufacturer specifications. Metal gutter colors of gutters and downspouts shall be approved by the owner and architect. Placement of down spouts shall follow the elevations and roof plan. Any changes in location or colors shall be approved by the owner and architect. The rain chains shown on the elevations shall be copper Kioshi Cup (two 8 foot lenghts connected together, see provided cut sheet) with a copper collection bowl or device to be approved by the owner. Rain chains shall be secured to prevent hitting the windows with heavy winds and breaking with heavy snow loads.. Section 9 - Finishes All walls and ceilings shall be covered with 1/2" gypsum wall board, finished to provide a paintable surface, unless otherwise noted. Interior paint shall contain vapor diffusion retarder on exterior walls. Texture of gypsum wall board finish to be approved by owner. Sheetrock work shall be inspected by the owner and/or the architect prior to final acceptance, and the contractor shall return to the job to repair and touch-up the work prior to final painting. Use metal tape on all angles greater than 90 degrees to achieve straight joints. Windows and doors shall have stained fir wood trim on the interior and cedar wood corner board and window and door trim on the exterior. Use moisture resistant gypsum wallboard in bathrooms and laundry area. Separate garage from the residence with '/2 inch gypsum board"type X", 1 hour rated applied to the garage side. Doors to be 13 /8 solid core hemlock wood doors (see door schedule)with straight grain fir wood trim. The door between the garage and house shall be 20 min rated and self-closing hinges.
