The hearing was held on Tuesday, December 6, 2022.
Timothy Bennecker, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Board encourages the Assessor to re-evaluate all properties in Timberlakes and to apply the $2,500
water valuation to all parcels in Timberlakes, except Division 11, which is a camping area.
Therefore, the Board sustains the value for the land at $7,055 and improvements at $2,500 for a total of
$9,555 for the subject parcel.

This decision is based on our finding that:
The hearing was held on Tuesday, December 6, 2022.
Stephen& Chuck Henderson, Appellants, were present at the hearing. IdaMae Jensen, Assessor's
Representative, was present.
The Appellants presented two comparable sales. One comparable sale sold on March 1, 2022 and had three
separate adjustments that lowered the market price. One comparable sale sold on November 1, 2022 and
was not on the open market and therefore not considered.
The Assessor provided five comparable sales with an adjusted value range of$258,785 to $605,310.
The Board found no clear, cogent or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$189,980 and improvements at $2,500 for a total of
$192,480 for the subject parcel.

The Board considered the recommended values on the assessment roll correction which was not accepted
by the taxpayer.
With the testimony given, the Board found that the value of the land should be $129,965 and the
improvements should be $785,035 for a total of$915,000 for the subject parcel and set the values as such.
