Vincent Plets, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellant provided 11 comparable sales ranging in value from $345,000 to $450,000. The Assessor's Representative pointed out that all of the Appellant's comparable sales were beyond the date of the assessment and many were in different neighborhoods. The Assessor's Representative provided three comparable sales with an indicated range of value, as adjusted, from $526,736 to $624,230. She also pointed out that the subject property carried a decrement of 35% due to the high bank cove. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$ 57,355 and improvements at $503,920 for a total of $561,275 for the subject parcel. Joseph & Terri Arcieri, Appellant, were present at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellants provided 19 comparable sales, 17 of which were outside of their neighborhood market. The Assessor's Representative provided five comparable sales, two of which were also provided by the Appellant. The range of value, as adjusted, is $729,550 to $865,700. The value of the subject property fell within this range. The Assessor's Representative recommended a value of$742,810. The Board found this value to be equalized. Therefore, the Board sets the value for the land at $43,555 and improvements at$699,255 for a total of $742,810 for the subject parcel.
