Barbara Levette, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellant provided no estimated value of the subject property. Four comparable sales were provided by the Appellant that were not adjusted to have the same characteristics of the subject property. The Appellant also testified regarding the neighboring home and thought that it would lower the value of her property. The Assessor's Representative provided five comparable sales supporting and bracketing the subject features. She testified that the neighboring"derelict"home was not included in her comparable sales due to its condition. The indicated value of these comparable sales ranged from $616,737 to $964,248. The value of the subject property fell below this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $356,855 and improvements at $118,190 for a total of $475,045 for the subject parcel.
