This decision is based on our finding that:
The hearing was held on Tuesday, March 22, 2022.
Leslie &Karolyn Smith, Appellants, were present at the hearing. IdaMae Jensen, Assessor's
Representative, was present.
The Assessor's Representative provided four comparable sales with an indicated value range of$734,828 to
$817,904. The subject value under appeal is $774,770.
She also testified that additional depreciation was given due to deferred maintenance continuing over time.
The Assessor also lowered the condition from good to average/good.
The Appellant provided no evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$91,625 and improvements at $683,145 for a total of
$774,770 for the subject parcel.

The hearing was held on Tuesday, March 22, 2022.
Rana Brown, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
In oral testimony, the Appellant questioned the market increase. The Appellant provided four comparable
sales received from the Assessor's Representative during the appeal period.
As adjusted these sales range from $425,911 to $487,192. The value of the subject property falls within this
range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $74,365 and improvements at $368,080 for a total of
$442,445 for the subject parcel.
