This decision is based on our finding that:
The hearing was held on Thursday, March 17, 2022.
John&Faith Spencer, Appellants, were not present at the hearing. IdaMae Jensen, Assessor's
Representative, was present.
The Appellant stated on the petition that their 20' X 30' barn burned down and the house is in disrepair.
The Assessor's Representative testified that they had visited the property. After visual inspection it was
determined the barn had burned down and the Assessor's Representative recommended the value be
adjusted accordingly.
The Board found a preponderance of evidence which supported the Assessor's recommendation.
Therefore, the Board overrules the assessed value and sets the value for the land at $49,330 and
improvements at $156,860 for a total of$206,190 for the subject parcel.

The Assessor's Representative presented five comparable sales ranging in value from $18,000 to $55,000.
The value of the subject property under appeal falls below this range.
The Board found no clear, cogent or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$0 and improvements at $9,715 for a total of$9,715
for the subject parcel.
