This decision is based on our finding that:
The hearing was held virtually via the Zoom platform on Thursday, February 3, 2022.
Howard Wilson, Appellant, was not present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Appellant agreed with the improvement value. He felt the land value was overstated by$84,845 due to
the culvert and lack of full bulkhead.
The Assessor testified that the market did not indicate that these negative factors would impact the value.
Further, the parcel cannot be subdivided.
The Board found no clear, cogent or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$384,845 and improvements at$212,555 for a total of
$597,400 for the subject parcel.

The Chair opened the hearing and noted that the Appellant had verbally withdrawn the petition as his home
had been sold.
Therefore, the Board sustains the value for the land at $29,570 and improvements at $589,225 for a total of
$618,795 for the subject parcel.
