Having considered the evidence presented by the parties in this appeal, the Board hereby:

This decision is based on our finding that:
The hearing was held virtually via the Zoom platform on Thursday, January 13, 2022.
Scott Gordon, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Appellant provided an appraisal report dated January 13, 2020 in the amount of$590,000. In addition
he provided four comparable sales from $531,000 to $645,000.
The Assessor used the Appellant's four comparable sales, in addition to one provided by the Assessor. As
adjusted the indicated range of value is $597,655 to $882,850.
The Assessor's Representative added an obsolescence factor to the subject residence, thereby reducing the
original value down to a recommended value of$737,935 for the 2022 tax year.
Therefore, the Board sustains the value for the land at$74,950. The Board overrules the assessed value for
the improvements and sets the value at$662,985 for a total of$737,935 for the subject parcel.
