Dawn Moran, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, and Assessor Patti McLean were present. The Appellants submitted a recent Desktop Valuation that was developed for a bank loan resulting in a value of$455,000 as of March 25, 2019. Within this Desktop Valuation were four comparable sales. The Assessor provided three comparable sales, in addition to the Appellant's four comparable sales. As adjusted, the value range is $507,847 to $675,367. The value of the subject parcel, at $590,290, falls within this range. The Board found no clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$69,910 and improvements at $520,380 for a total of $590,290 for the subject parcel.
