Edward Morrison, James and Anne CHLRN, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellant presented four comparable sales, two of which were non-waterfront. The Appellant was concerned that the neighboring property was assessed lower than his. Adjusting for differences, the Assessor's Representative noted the neighboring property reconciles to a value of$670,330. The Assessor's Representative analyzed these four sales and found that the value of the two waterfront properties bracketed the assessed value of the subject property. In her presentation, the Assessor's Representative referred to a sales grid, which unfortunately was not shared with the Appellant or the Board. The Board found no clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$96,085 and improvements at $483,395 for a total of $579,480 for the subject parcel.
