(MGI) is pleased to submit this geologic assessment, as it pertains to the residential property at 480 N Standstill Dr. S, in the Lake Cushman area near Hoodsport, Washington. Our scope of services is limited to a site visit, surface observations, and review of available geotechnical data. This letter has been prepared for the exclusive use of Paramount Builders Inc., and their consultants, for specific application to this project, in accordance with generally accepted geotechnical practice. PROJECT DESCRIPTION The project site consists of a rectangular shaped residential parcel located adjacent to Lake Standstill near Hoodsport, Washington. The lot extends approximately 200 feet east of Lake Standstill Dr. S and is bounded by forested lands and residential parcels to the north and south. The site is currently developed with a septic system,water, a gravel parking area, and power in the relatively level upland area near the roadway. The upland extends approximately 80 feet to 90 feet east, then trends downward at an average of 50 percent slope to a small level area that extends to the lake's shoreline. Improvement plans involve the placement of a manufactured home measuring 34 feet by 52 feet Page 1 of 4 1 . The structure will be approximately 12 feet at the closest corner and the remainder of the structure will be further from the slope. The area was marked on site at the time of our site visit on April 30, 2017. The structure will be supported on the ground surface and no excavation or fill placement are expected. SITE CONDITIONS We performed a reconnaissance of the site and nearby areas on April 30,2017. We observed,as described above, that the subject property is developed with a large gravel parking area and utilities. The western half of the site is relatively level for approximately 80 feet to 90 feet, then trends downward at approximately 50 percent slope with a fall of approximately 40 feet to a small level area the extends to the lake shore. Properties to the north and south all display similar topography. Access to the site is gained from the west via N Standstill Dr. S. During our site visit of the property, no irregularities indicating slope failure, such as ancient or recent landslide scarps, slide blocks, or jack-sawed trees were observed. No signs of recent or incipient slope failure were present in adjacent properties within 300 feet of the project area. No seeps, springs, or other surface expressions of groundwater were observed on site,nor were indications of surface hydrology, such as rill marks or stream channels present. Estimated depth to groundwater is the lake level approximately 40 feet below the existing grade of the proposed placement of the home. Vegetation on site consists of a mature growth of maples, alders, firs and scattered cedars, with an area of salal, sword ferns and other brush. Generally, understory vegetation had been trimmed back along the slope. Native soils were evaluated from the test pit logs found on the approved septic design. These explorations typically extended to depths of up to 6 feet and revealed that immediate subsurface soils consist of gravelly sand and cobbles. Gravelly, cobbly.soils were also observed in exposed soil areas as well along the slope face. The septic design rate of 1.2 gpd/sq-ft supports that the soils are rapidly permeable and consist of gravels with sand commonly referred to as glacial outwash. Competent soils in a dense nature are expected within 1 foot to 2 feet below existing grades generally across the site. Site mapping indicates glacial till can be expected at depth. By definition, any slope over 40 percent that has a fall of over 10 feet is considered a potential landslide hazard area. However, the Relative Slope Stability of The Southern Hood Canal Area map indicates the site is considered Class 1, stable, and underlain by glacial till at depth. Areas within 300 feet are similarly mapped. The Lake Standstill area is mapped as Qgic Vashon ice- contact deposits—sand, cobble and pebble gravel, flow till, lodgment till, silt, and clay; tan to - gray;-variably-sorted; loose to compact;includes sub-ice flow and collapse features according to the Geologic Map of the Hoodsport 7.5-minute Quadrangle, Mason,County,Washington. Page 2 of 4 Paramount Builders Inc.—480 N Standstill Dr.S,Hoodsport,WA May 3,2017 Geological Assessment P962-T17 CONCLUSIONS AND RECOMMENDATIONS Based on our site reconnaissance and geologic research, the site is a potential,but not an active, landslide hazard area. The proposed development will not adversely affect site stability or global stability of the immediate site area. In our opinion, a maintained,minimum setback of 10 feet plus a 2 foot buffer for the foundation elements of the new residence from the top of slope will adequately address site slope conditions. However, the slope should be monitored for erosion or instability by the owner and if either becomes apparent, a full geotechnical report will need to be prepared to address any necessary repairs. We recommend that any roof runoff generated from the structure be tightlined to the lake at the base of the slope or to the roadside ditch system. We do not recommend that any roof runoff be allowed to flow across the face of the slope. As stated in the Mason County Code Section 17.01.100 Landslide Hazard Areas Section F, the property owner shall be required to acknowledge in writing the risks inherent in developing near a slope, to accept the responsibility of any adverse effects which may occur to the subject property or other properties as a result of the development, and to agree to convey the knowledge of this risk to persons purchasing the site by filing the notice on the property title. Before new construction begins, an appropriate erosion control system should be installed. This system should collect and filter all surface water runoff through silt fencing. We anticipate a system of berms and drainage ditches around construction areas will provide an adequate collection system. Silt fencing fabric should meet the requirements of WSDOT Standard Specification 9-33.2 Table 3. In addition, silt fencing should embed a minimum of 6 inches below existing grade. An erosion control system requires occasional observation and maintenance. Specifically,holes in the filter and areas where the filter has shifted above ground surface should be replaced or repaired as soon as they are identified. We recommend that all areas of bare soils created during construction be re-vegetated as soon as possible after construction has been completed. Migizi Group,Inc.
