The lot is forested adjacent to Tahuya State Forest, with a large wetland in the state forest off the back, west side of the property, 1 small wetland area along the south property line and 2 small wetland areas along the north property line. The property gradually slopes west (5-10%) from the road out the back of the property into the state forest with slightly steeper slopes (15-25%) along each property line retaining the small wetland areas. Approximately half of the site generally the middle to north side will be cleared. Trees and other native vegetation will be left intact as much as possible. The wetlands on the property were classified as class IV and small enough to be exempt from buffer requirements. Home construction will only be close to one wetland on the north property line keeping a 20 foot separation and disturbing as little of the natural vegetation as possible. The driveway traverses approximately down the middle of the property. The driveway is approximately 12 feet wide by 250 feet of permeable surface, primarily packed earth surface with a mix of crushed rock which drains naturally to the lower grade along the south property line. Parking areas will be composed of permeable materials, drain naturally to the property lines and out the back of the property. The house roofing footprint covers approximately 2040 square feet. There is also a small shed on the property that covers approximately 200 square feet and a covered RV parking area that covers approximately 450 square feet. The total proposed impervious surface is approximately 2690 square feet, which falls within the limits for Small Parcel Drainage Review. All storm water flows will be dispersed through vegetation. To avoid saturating soils near the foundation of the house, roof runoff will be directed towards vegetated flow paths along the north property line via downspout extensions. An onsite septic system has been previously approved and installed in a location west of the proposed home location. All drainage facilities for the home location will be located uphill of the septic tank and drain fields, but roof water will be diverted to the area along the north property line so it runs naturally downhill of the septic:tanks and drain field.
