This decision is based on our finding that:
The hearing was held virtually on Thursday, April 22, 2021 and continued on Tuesday, June 29, 2021.
Brian Major, Appellant, was not present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Appellant provided one comparable sale and three assessments on the appeal form.
The Assessor's Representative presented a sales grid with five comparable sales as adjusted, ranging from
74,580 to $295,012. The subject parcel's valuation falls within this range.
The Board found the Appellant provided no clear, cogent or convincing evidence that the Assessor was in
error.
Therefore, the Board sustains the value for the land at $158,450 and improvements at$0 for a total of
$158,450 for the subject parcel.

This decision is based on our finding that:
The hearing was held virtually on Tuesday, June 29, 2021.
The Appellants, Joseph& Terri Arcieri, and David Gates, Attorney, were present at the hearing. IdaMae
Jensen and Patti McLean, Assessor's Representatives, were present.
The Appellants presented four comparable sales with a value range of$375,000 to $557,000. However, two
of the sales were from Lakeland Village. The Board agreed with the Assessor that Lakeland Village was
not a comparable neighborhood as this was a development with a homeowners association (HOA) which
included covenants and restrictions.
The Assessor's Representative noted in her response that the Assessor had provided sufficient evidence to
support both the current value under appeal, in addition to recommending a reduction in quality level and a
reduced assessed value thereof to $660,955.
Therefore, the Board sets the value for the land at $43,555 and improvements at$617,400 for a total of
$660,955 for the subject parcel.
