Candy Hulse Trustee, was present at the hearing representing Charlene Hulse Trust. IdaMae Jensen and Russ Milarch, Assessor's Representatives, were present. On the petition, the Appellant provided three comparable sales of bare land and stated their"land assessment is much higher than the sales nearby." The Assessor's Representatives stated that these comparable sales are not comparable to an improved parcel. The Assessor's Representatives provided a sales grid with three comparable sales, two of which were located within the subject parcel's neighborhood. The sales indicated values, as adjusted, ranged from $336,754 to $370,685. The subject parcel's value of$358,450 fell within this range. The Board found the Appellant did not provide clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$231,295 and improvements at $127,155 for a total of $358,450 for the subject parcel.
