Dawn Danielson, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellant testified she was under the impression the County records were in error regarding the condition of the roof and chimney. To those concerns, the Assessor's representative testified that, indeed, those considerations were taken into account when the site was re-inspected in 2020. Thus, the County records were not in error. The Assessor's Representative provided four comparable sales ranging in value from $174,243 to $212,652. The subject parcel's value under appeal falls within this range. The Board found no clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$29,780 and improvements at $146,215 for a total of $175,995 for the subject parcel.
