The Appellant provided no evidence that the Assessor's valuation was in error.
The Board found no clear, cogent or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$19,370 and improvements at $0 for a total of
$19,370 for the subject parcel.

The Assessor provided an assessment roll correction which noted the "subject's easterly boundary is at
cove, with minimal depth during winter months, and dry in the summer months."
With these reasons, the Board found a preponderance of evidence to set the recommended value at $60,640
for the subject parcel.

The hearing was held virtually via the Zoom platform on Thursday, June 3, 2021.
Dawn Danielson, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Appellant testified she was under the impression the County records were in error regarding the
condition of the roof and chimney. To those concerns, the Assessor's representative testified that, indeed,
those considerations were taken into account when the site was re-inspected in 2020. Thus, the County
records were not in error.
The Assessor's Representative provided four comparable sales ranging in value from $174,243 to $212,652.
The subject parcel's value under appeal falls within this range.
The Board found no clear, cogent or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$29,780 and improvements at $146,215 for a total of
$175,995 for the subject parcel.
