Ernie Obermark, Jr., Appellant, was not present at the hearing. IdaMae Jensen and Russell Milarch Assessor's Representatives were present. The Appellant did not provide any comparable sales to prove the assessed valuation was in error. The Assessor's Representative testified to a phone conversation with the Appellant on May 5, 2021, which included the discussion of three comparable sales. The indicated value for these sales ranged from $359,731 to $482,831. The value of the subject parcel fell below this range. The Board found no clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$50,090 and improvements at $300,810 for a total of $350,900 for the subject parcel.
