Keith Peterson, Appellant, was present at the hearing. IdaMae Jensen and Russell Milarch Assessor's Representatives were present. The Appellant provided three comparable sales two of which could not be used because the sale dates were post January 1, 2020. The Assessor's Representative presented three comparable sales one of which was provided by the Appellant. As adjusted these comparable sales ranged from $382,266 to $501,010. The subject value fell below this range. The Board found no clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$270,810 and improvements at $82,465 for a total of $353,275 for the subject parcel. Subject property fell below this range. The Board found no clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$298,170 and improvements at$6,000 for a total of $304,170 for the subject parcel. Richard&Molly Robbers, Appellants, were not present at the hearing. IdaMae Jensen and Russ Milarch, Assessor's Representatives, were present. On the petition, the Appellants noted the value of the subject property is a 36% increase for buildings with no change in the structure, which seems out of the ordinary. There are "unknown sales in the area". The Assessor's Representative presented five comparable sales with an indicated value range of$616,512 to $727,215. The subject property fell below the range. The Board found the Appellant did not provide clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$298,175 and improvements at $312,370 for a total of $610,545 for the subject parcel.
