This decision is based on our finding that:
The hearing was held virtually via the Zoom platform on Tuesday, May 18, 2021.
Sean Hughes, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Appellant provided two comparable sales, one of which was a sale from May 2020, which could not be
used. The other comparable sale was from 2017.
The Assessor's Representative presented a sales grid with four comparable sales with an adjusted indicated
value of$229,956 to $282,632. The value of the subject parcel fell below this range.
Finding, no clear, cogent or convincing evidence that the Assessor was in error, the Board sustains the value
for the land at $207,525 and improvements at $11,425 for a total of$218,950 for the subject parcel.

This decision is based on our finding that:
The hearing was held virtually via the Zoom platform on Tuesday, May 18, 2021.
Glen Wigle, Appellant, was not present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Appellant stated on his appeal "I have not spent a dime since my last statement." Also, that there was
no well on the property.
The Assessor's Representative presented a sales grid with three comparable sales. The
indicated value for these sales ranged from $193,913 to $227,881. The value of the subject parcel fell
below this range.
The Board found the Appellant provided no clear, cogent or convincing evidence that the Assessor was in
error.
Therefore, the Board sustains the value for the land at$167,300 and improvements at $16,070 for a total of
$183,370 for the subject parcel.
